Hinter vielen OBI-Baumärkten und Einkaufszentren in Mittel- und Südosteuropa steht ein Grazer Unternehmen: die Supernova Invest GmbH. Aus einer 1994 gegründeten kleinen Immobilienfirma ist über drei Jahrzehnte ein Portfolio von rund 118 Handelsimmobilien geworden, zum 31.12.2025 mit etwa 2,5 Milliarden Euro bewertet. Geführt wird das Ganze von Graz aus. Gearbeitet wird in sechs Ländern.
Das Geschäftsmodell hat zwei Seiten. Auf der einen stehen Einzelmieter-Objekte, fast durchwegs Baumärkte, die langfristig an OBI vermietet sind; der Grundstock dafür entstand 2015 mit der Übernahme von 60 ehemaligen bauMax-Standorten. Auf der anderen Seite betreibt Supernova unter eigener Marke Einkaufszentren, Fachmarkt- und Retailparks, von Zagreb über Ljubljana bis nach Bukarest. Das Unternehmen kauft, entwickelt und behält diese Objekte selbst, statt sie rasch weiterzuverkaufen. Über 200 Projekte sind auf diese Weise zusammengekommen, und die rund 118 Immobilien bringen heute etwa 180 Millionen Euro Jahresmiete ein.
Die Wurzeln liegen in Graz. Dort gründete Frank Albert 1994 die Firma, aus der die heutige Gruppe wurde, und der Sitz an der Conrad-von-Hötzendorf-Straße ist geblieben. Dazu kommen Büros in Wien, Ljubljana, Zagreb, Bratislava, Bukarest und Mailand. Rund 160 Menschen arbeiten für das Unternehmen (Stand 2023). An der Spitze stehen Frank Philipp Albert, Petra Michelatsch und Markus Pinggera.
Eine Handelsimmobilie über ihren ganzen Lebenszyklus zu begleiten verlangt unterschiedliche Berufe. Im Asset- und Centermanagement kümmern sich Teams um Mieter und Flächen, im Development planen Fachleute neue Standorte und Umbauten, dazu kommen Vermietung, Buchhaltung und Finanzierung. Wer in einem der Auslandsbüros sitzt, arbeitet ohnehin grenzüberschreitend.
Dass die Gruppe wächst, lässt sich an den Kapitalmärkten ablesen. 2025 begab Supernova erstmals Anleihen, inzwischen mehrere hundert Millionen Euro, und Fitch bewertet das Unternehmen mit BBB- (stabil). Der Schwerpunkt liegt seit Jahren auf Handel, der den Alltag abdeckt: Baumärkte, Lebensmittel, Mode. Zuletzt baut Supernova vor allem das Geschäft in Italien aus.
